Commercial – New Build – Markfield, Leicestershire

The scheme responds to a flexible brief, with the aim of delivering a commercially viable, policy-compliant layout that reflects the site’s physical, environmental, and planning constraints.

The process began with a detailed site visit and thorough review of all existing survey data, reports, and initial site allocation documentation. Early-stage engagement with the client and planning consultant was key in shaping a realistic and deliverable strategy for the site. Particular focus was given to ensuring the layout was both illustrative and feasible – capable of supporting planning submission and future detailed design.

The indicative masterplan incorporates the location and scale of new employment units, along with associated parking, servicing, and access arrangements in accordance with local planning authority policy. Consideration was also given to the delivery of Sustainable Drainage Systems (SuDS), which will be strategically integrated across the site following input from specialist drainage consultants.

In line with emerging policy requirements, provision for a minimum 10% Biodiversity Net Gain has been allowed for, with early input from ecology and arboricultural consultants helping to shape a green infrastructure framework that retains key tree groups and habitats of value.

To support the vision and communicate the development potential effectively, Urban Designs produced a series of high-quality 3D visuals, helping to bring the scheme to life for stakeholders and assisting in the engagement process with both the client team and the local authority.

This masterplanning exercise represents the first critical step in unlocking the development potential of the site, setting a clear and considered foundation for future planning applications and technical design stages.
